Portfolio Expense Benchmarking is a
valuable starting point for comparing overall costs, comparing
operating expenses per square foot and per employee by property, first
within a company's portfolio and then to market indices by geographic
region. For market benchmarks, we utilize commercial property
operating expenses from BOMA, IREM, IFMA and our own database. The
challenge is to make the appropriate adjustments for differences in
property types, geographies and scope of services between landlord and
corporate property management.

Service Provider Cost Benchmarking provides
our clients with data that compares the current outsourced
contracts to our Capstan Real Estate Contract Data Base of recently bid
and negotiated contracts. We track salaries by position, benefit burden
rates, management fees, mark-ups, rebates and other contract terms in
our database, as well as key business terms such as insurance and
termination clauses. Comparisons are shared with the client only on a
no-name basis.
